Frequently asked questions

The questions we're asked most about renting, buying or selling a property in Tenerife, and particularly in the south of the island. If yours isn't here, write to us at info@turismourbano.net or call us on +34 608 37 37 97.

Which areas of Tenerife does Turismo Urbano cover?

We work across Tenerife and specialise in the south of the island: Arona, Adeje, Granadilla de Abona, San Miguel de Abona, Guía de Isora and Arico, including areas such as Los Cristianos, Playa de las Américas, Costa Adeje, Las Galletas and El Médano. Our office is at Calle Nuestra Señora de la Encarnación 1, local Bajo 2, Valle San Lorenzo, 38626, Arona, Tenerife, España.

What's the difference between a short and a long stay rental?

A short stay rental covers roughly three to six months, comes furnished and equipped, and is the usual arrangement for people spending the winter on the island or working remotely for a season. Long stay rentals fall under Spanish tenancy law and are intended as a main residence.

Are the seasonal rental properties furnished?

Yes. Every home we manage for seasonal stays comes fully furnished and equipped, with a kitchen, appliances and kitchenware. Each listing sets out exactly which features are included, from wifi and air conditioning to a washing machine, oven or parking space.

What types of property can I find?

We list apartments, houses and land, both for sale and to rent. Every listing states the floor area in square metres, the number of bedrooms and bathrooms, the condition and the municipality, along with a photo gallery of the property.

What do you offer property owners?

We offer full rental management — finding tenants, contracts, maintenance coordination and day-to-day contact during the stay — along with property advice for sales and home insurance arrangement. It is the service most used by owners who don't live in Tenerife and need someone on the island.

How do I list my property for sale or to rent with you?

Write to us at info@turismourbano.net or call +34 608 37 37 97 and we'll arrange a visit to value the property. From there we take care of the photography, the listing, the viewings and the support all the way to signing.

What paperwork do I need to sell my home?

Usually you'll need an up-to-date land registry extract (nota simple), the energy performance certificate, the latest council tax (IBI) receipt and, if the property belongs to a residents' association, a certificate confirming payments are up to date. We'll go through with you what's missing before the listing goes live.

Can I view a property before deciding?

Yes. Viewings are arranged in advance by phone on +34 608 37 37 97 or by email at info@turismourbano.net. If you're off the island we can narrow things down first with extra photos and video before you plan the trip.

Where is your office?
